A Buyers guide to Purchasing - Guidelines

  • The customer formally agrees to purchase a property and signs a document with Crete Home Finders, confirming that a deposit will be given or sent to the customers Lawyer in order to block the property. ie. express the customer’s intent to purchase a property at a set price, ensuring that the vendor then takes the property off the market. This deposit is normally set at 10% of the asking price.

  • When this has been received by the appointed Lawyer, he will held the deposit in a customer account until a land title search has been completed and a positive result reported to Crete Home Finders. 

  • If for any reason the customer changes his mind and does not proceed with the purchase, the deposit will NOT be refunded. 

  • If the client is not present in Crete, he can agree to a power of attorney, giving the Lawyer authorization to act on his behalf. This power of attorney is arranged in front of a Notary public. It can also be arranged via the Greek Consulate. 

  • Power of attorney can be cancelled at any time upon request, by the client, at any Notary Public in Greece or via the Greek Consulate. 

  • After the Lawyer has given his/her agreement for the purchase to proceed, the remainder of the purchase price plus taxes and fees will again be sent direct to the Lawyer’s customer account. 

  • Contracts are exchanged in front of the Notary Public and in the presence of two Lawyers, one representing the Purchaser, the other the Vendor. 

  • The registration to the land registry, which is held immediately after exchange of contracts, is the definite and irrevocable proof that the Purchaser now owns the property.

 

In general a figure of 13% should be allowed for all fees and costs, on top of the purchase price.

All transfers of monies will be supported by a Pink Slip issued by the bank, here in Crete. These Documents of Bank Transfers are considered as receipts, and will be required to be shown to the tax office here, as proof that income was not derived in Greece.

All properties purchased must be reported to the Greek tax office by May of the following calendar year. This will be undertaken by your appointed accountant here in Crete.
